Bank owned/REO property is a little different so I just wanted to give you a few tips to get us started.
 

  1. Please write the offer on the current C.A.R. Purchase Agreement. 

  2. "AS-IS" offers only.

  3.  Include a current Pre-Approval Letter from a Direct Lender.

  4. Include a copy of the Buyer's Earnest Money Deposit Check.

  5. Include Verification Of Funds for the Buyer's Down Payment & Closing Costs.

  6. Contingency removal within 7-10 days is preferred.

  7. 30 day Close Of Escrow.

  8. Possession at COE

  9. Escrow & Owner's Title Policy with LandAmerica unless stated otherwise.

  10. Customary Closing Costs

  11. Buyer pays all inspections.

  12. NHD through JCP.

  13. Buyer closing cost credits determined on a case by case basis.

  14. Seller will not sign any additional disclosures.

  15. The Seller reserves the right to continue to market the property for sale and accept any other offer until the Purchase Agreement is accepted and signed by both Buyer and Seller.
